    • If you want us to create your for sale by owner website and you do all the advertising, it's $39.95 for a 3-photo FSBO site...a savings of $20 off the package price.

    • If you want to do this all by yourself, you can purchase our Advertise Your Property Online Effectively...and Free! CD for $19.95

  • FSBO Combo Pack
    • We create the property website - you use our FSBO CD (getting over 100 direct FSBO listing sites, search engine submission tools, and scads of other FSBO software and guides) - and get the entire package for $45.95.
  • Listings with for-fee FSBO sites
    • While some for-fee FSBO sites are included in the cost of our FSBO advertising packages, you might want your property listed on other for sale by owner sites. The price would be cost of the listing plus a $2.50 service charge for each site. (This service only available to people for whom we do the advertising.)
  • *Website updates

    • The following updates are included absolutely free in your 'website with advertising' and 'website only' packages:

      • Open house updates on your website...as many as you need
      • Changing your price on your website at any time
      • Contact information changes on your website at any time
      • As many changes as you want before we start advertising for you as well as any minor text changes or photo rearrangement within 14 days after we have started advertising for you.
      • Any changes agreed on in advance (for example, if you don't have room dimensions and won't be able to add them till next month, just let us know and we'll add them when you get them...at no extra charge)

    • Replacing photos with new photos is $5 per photo (unless agreed upon in advance)

    • The following updates are $15 per request unless listed above as free or agreed upon in advance

      • Substantial changes to your website after we have started advertising for you

      • Adding additional or removing photos/floorplans
        • Doing these updates requires significant extra work from us. Think of it this way. You hire someone to come in and paint and wallpaper your living room. They give you a price and do the work. Say the trim hasn't come in yet so they agree to come back and put it up when it arrives as part of the original price. And say there's a little spot that needs retouching. They take care of that for free because they want the job to look professional. But then say you decide that you don't really like the trim after all and want the walls painted a slightly different color as well. That is not going to be included for free. It's the same with our business.


    • The following activities are $34.95

      • Significant website updates after you've approved the draft and we've started advertising for you.
        • This includes replacing multiple photos, rearranging the website significantly (such as moving photos and text) Open house dates and price changes on the website are always included free.

      • Updating your selling price on all the FSBO sites after we've advertised the original price for you
        • Selling...not just advertising...your home FSBO demands that you price your home correctly. The single most common mistake FSBO sellers make is to overprice their homes. We will change your price on your website at any time without charge. But if you want us to go back and re-advertise the new price on all the FSBO sites we post your property on, that is an additional fee as it requires our manually making the changes.

      • Readvertising your home on our list of FSBO sites or if you make changes you think need to be readvertised.
        • All the sites we post on will list your home for at least 30 days...many, many, many of them list for 6 months or even longer. We do a great job of getting your property listed all over the web. But to keep our prices as low as they are, we only do it once for our all-inclusive $59.95 fee. (Most people only need us to do it once because they sell their home.)  PLUS your property website itself is available on the web for as long as you need it to be.
        • P.S. some 30 days sites contact us to see if a property needs to be renewed and all we need to do is click a button...that kind of renewal is included free in your basic package.
